High Land Costs In Vancouver Pushing Condo Projects Out To Suburbs



High land costs in Vancouver are making it difficult for developers to build new condo projects within the city, pushing many of these developments to the suburbs, according to a new report by the Canada Mortgage and Housing Corporation (CMHC). Vancouver is known for its expensive real estate, and the rising cost of land has made it less affordable for builders to continue developing within the city limits. This shift is leading to more housing being constructed in surrounding areas like Burnaby, Surrey, and Coquitlam.


The CMHC report highlights that this trend could significantly impact both supply and affordability in the Greater Vancouver Area. While new developments in the suburbs can help relieve some of the housing pressures in Vancouver, the move outside the city means longer commutes and fewer housing options in the city's core. This could drive demand even higher for the limited housing that remains available in Vancouver itself, further increasing prices.


Additionally, condo projects in the suburbs are generally more affordable, attracting first-time buyers who are priced out of Vancouver. However, experts warn that this suburban shift won't solve the affordability crisis. With high land prices continuing to rise, both in and outside the city, housing affordability remains a major challenge. The CMHC stresses the need for long-term solutions to address Vancouver’s housing supply and affordability issues.


Ultimately, while moving condo projects to the suburbs might offer some short-term relief, it is not a complete solution to Vancouver’s housing crisis. The city and developers will need to find ways to manage land costs and increase housing supply in Vancouver to keep the real estate market accessible for more people.
